Do Solar Panels Hurt Property Value?

“Will installing solar panels lower my home’s resale value?” It’s a fair concern, after all, homeowners want to know that their investment pays off both now and later. The short answer? Solar doesn’t hurt property value; it usually boosts it.

According to a study published by Solar Insure, homes with solar panels not only sell faster but also command higher prices compared to similar homes without solar. Buyers today are increasingly energy-conscious and solar-conscious, and a system that can lower electric bills is a feature that stands out, especially here in Texas, where the sun can help pay rent!

Solar Panels Property Value | Solar Adds Value, Not Risk

When we talk about how solar can increase property value, it’s about more than kilowatts and savings. It’s about perception, functionality, and long-term economics. A home equipped with solar panels signals energy independence and lower monthly costs, qualities that make a listing more attractive to modern buyers.

The Solar Insure study found that solar-equipped properties sell up to 20 percent faster in some markets and can fetch a premium ranging from 3 to 4 percent, depending on the region and size of the system. In simple terms, that means homeowners recoup a portion of their solar investment the moment they sell. Of course, that value depends on proper installation. Code-compliant solar systems with quality equipment and transparent documentation are what separate assets from liabilities.

A poorly installed system might scare buyers, but a well-designed, professionally installed one, tells them the home is energy-efficient, reliable, and future-ready.

The Legal Proof Is in the Texas Tax Code

If solar panels didn’t add value, Texas wouldn’t bother to protect that value from taxation. Under Texas Property Tax Code Section 11.27, solar and wind-powered energy devices are exempt from increasing a property’s tax appraisal. That means while the solar panels raise property value, your tax bill doesn’t. The logic is straightforward: the state recognizes solar as an improvement that enhances a property’s value but aims to encourage adoption by maintaining a tax-neutral approach. Think about it, lawmakers don’t exempt features that don’t matter; it’s evidence that the state views solar as a long-term benefit to property owners, not a burden.
